第一部分 项目概况
一、 项目名称
深圳市华润大冲旧改项目01-02地块(以下简称“本项目”)。
二、 项目概况
1. 项目范围
本项目用地形状大体呈倒U字型,南北最大距离171米,东西最大距离437.8米,倒U字的三
段的宽度,自西向东依次约为132.6米、58.1米、45.2米。
1) 东临城市快速路沙河西路,与沙河公园及大沙河仅一路之隔,再往东为名商高尔夫球场及
华侨城旅游景区。
2) 西临城市次干道铜鼓路,隔路为南山外国语学校文华学校。
3) 南靠玉泉路(规划)和大冲三道(规划),南面地面包括:现有住宅小区英伦名苑一、二、
三期、莱茵花园小区及华润自有住宅三、五期地块。
玉泉路规划为城市次干道,双向四车道,远期规划向东一直连接至沙河东路,与沙河西路交汇
处将建设立交匝道,使沙河西路的北行车辆可方便地进入玉泉路;道路用地现状较为杂乱,自西向
东大致为黄土地面、水泥路面小道及停车场、杂草地。i
4) 北至大冲一道(规划),大冲一道以北是城市山谷住宅小区。
大冲一道规划为城市支路,双向2车道,目前被城市山谷小区砌围墙圈占为私家路。按照地形
图显示,围墙的位置向南越过项目红线约0.6米,已侵占了本项目少量用地。

2. 地形地貌:
项目地形大体呈西高东低状态,高差较大。其中东部靠近沙河西路一侧的坡度较大,地势变化
明显,中部相对平缓。宗地最高点在倒“U”字型西段的中心附近,高程25.48米;最低点在东北
角靠近沙河西路处,高程12.50米。
周边市政道路控制点的竖向高程规划如下图,其中大冲一道、大冲三道目前尚未进行方案设计,
设计单位可结合现状地形及本项目的需要提出合理的调整建议。

3. 绿化植被
区内靠近铜鼓路一侧有人工种植的多年生荔枝林,其中部分林木较为高大,有一定的观赏价值;
并有多栋零散的低层建筑物夹杂其中,未来均将拆除;其余区域为空地,杂草丛生。

4. 气候气象
深圳地处南海之滨,属亚热带海洋性气候,长夏短冬,夏无酷暑,冬无严寒,阳光充足,雨量
丰沛,气候宜人,四季鲜花盛开。年平均气温22.5℃;深圳年平均降雨量1966.5mm,降雨大多
集中在夏季,占全年雨量的80—85%;深圳主要盛行偏东风,东北到东南风占风向频率的51.7%,
平均风速在2.0~3.0m/s;深圳地处沿海,空气湿润,年平均相对湿度约77%。

三、 大冲旧改项目概况
1. 区位条件
大冲旧改项目位于南山区高新技术产业园区中区的东部,东临大沙河,与沙河主题公园、名商
高尔夫球会及华侨城隔河相望;西连高新中区西区;北接高新北区东片区即松坪山住宅区;南隔深
南大道为高新南区。

大冲旧改项目是我司开发的超大型旧改项目,具有物业类型丰富、开发周期长、投资量大等特
点,我司致力于将其打造成为与深圳市未来形象相适应的超大规模、新型、时尚、现代化的商业商
务中心及居住社区。本项目备受社会各界的关注,它的成功开发,对于全市乃至全国城中村改造具
有里程碑式的意义。
依照市政府2011年审批通过的旧改专项规划,项目整体计容建筑面积达280万㎡,总体规划
平面图如下图所示:

2. 交通条件
大冲旧改项目交通便捷,条件优越,处于深南大道、沙河西路、北环大道3条城市主干道及快
速路之间,项目南面深南大道、铜鼓路交叉口处为地铁罗宝线(1号线)高新园站。
